My name is Jon Epps

I have been involved in the building industry for over 30 years and the radiant industry for over 15 years.
I have come to a number of “big” conclusions in the course of my career:

  1. The US building market is far behind the rest of the world in most building technologies
  2. The US building market is very slow to change
  3. The US building market is product centric, not solution based
  4. There is no single product/system or methodology that is right for all projects


I became aware of Messana radiant heating and cooling three years ago.

So skeptical in fact that it was not until I was in Connecticut to experience the change over from heating to cooling the first time that I understood what this system could do.     At a cost of $30/sft, the solution is insanely expensive – even by Bay Area standards.
    I am adding 1700 sft to a 3200sft home and the project cost is about $350k.
    Messana cooling/heating system alone will be over $100k – not make financial sense.

    Is there something intermediate ?

      There is not an intermediate solution.
      A radiant cooling and heating system cost about 30$/sq.ft in the Bay Area. The cost includes also Air-Water Heat Pump and most likely HRV with neutral temperature dehumidification.
      The cost is similar of a system with AC + radiant + HRV or a VRV solution.
      You are comparing the cost of a radiant heating and cooling system to cost of adding extra 1700 sq.ft to an existing house. That doesn’t make much sense. If you are required to upgrade the whole heating and cooling system then it would be more competitive.

    is the price at sft only for the goods or also for the installation?
