New custom home located on top of a hill, at 2,500 feet above sea level, on the South range of the mountains of the Ojai Valley. This residence has amazing views of the Topa Topa Mountains on the North and the mighty Pacific on the South.
The house was traditionally designed in a French Provincial style, yet includes high tech equipment:
- Concrete slab floors with radiant heating and cooling
- Ceilings with radiant heating and cooling
- ICF walls (Insulated Concrete Forms)
- Custom German Windows and Doors
- Spray foam insulation
- Pex plumbing
- C-4 Home Automation
- Solar Electric
- Solar Thermal for pool heat
The conditioning system not only features Ray Magic radiant ceiling panels, but also includes a traditional radiant floor embedded in the concrete slabs under the French limestone floors (radiant floor and ceiling).
Both radiant surfaces, floor and ceiling, are controlled by the Messana Control Magic radiant cooling platform with two independent modulating temperatures in both heating and cooling modes.
On a hot summer day, the radiant cooling system manages to maintain the house at temperatures of 68F (or even below) with more than 100F outside.
